Quadrum Global announces MARCHON as gym operator for award-winning workplace in London Victoria

Gym operator MARCHON has selected the 150,000 sq ft net zero carbon workplace at 11 Belgrave Road in London Victoria for its London expansion. Developed by global real estate development, investment management and advisory group, Quadrum Global, this award-winning scheme was designed with wellbeing at its heart and is one of only six buildings to pre-certify for WELL ‘Platinum’.

MARCHON, a high-end fitness provider, operates multiple gym locations in London and Hertfordshire, including Harpenden, Stratford and White City House (for Soho House Members), offering state-of-the-art equipment and world class trainers. Their services extend beyond the physical locations through a custom built App, ensuring all community members stay connected and on top of their fitness goals as well as a leading range of sports nutrition products and apparel, supporting a holistic approach to fitness. At 11 Belgrave, it has taken the 4,600 sq ft gym space on a long lease. It will transform the space into a quality gym and workout area that inspires and empowers its members wherever they are on their fitness journey. Fit out works commence in February 2025, with completion due in spring.

Designed by Eric Parry Architects, it is BREEAM Outstanding and achieved a NABERS UK Design for Performance 5.5-star rating, the first in the UK to do so. Alongside 108,000 sq ft of Grade A office accommodation, it offers 14,000 sq. ft of communal spaces and best-in-class facilities, including a 3,300 sq ft café. 13,000 sq ft of exceptional green space is seamlessly woven throughout and includes a 2,600 sq ft private garden at ground floor as well as spacious indoor and outdoor amenity spaces, a private terrace on the sixth and multiple terraces on the seventh floor, plus a rooftop platform offering 360-degree views over London. There is storage for 178 bikes and 177 smart lockers.

In 2024, it won the Property Week ESG Edge Award for Outstanding Carbon Reduction Initiative, Retrofit Project of the Year at the Building awards and the Climate Action Award in the Constructing Excellence South East awards.
