11 Belgrave achieves first design-reviewed NABERS UK 5.5 Star rating

Construction is underway to transform our site at 11 Belgrave Road in Victoria into a new 150,000 sq ft landmark office building with sustainability and wellbeing at its heart.

We’re incredibly proud of the recognition the scheme is already getting – it’s the first in the UK to achieve a design-reviewed target 5.5-star NABERS UK rating for building energy efficiency, and one of only three in the country to be pre-certified.

NABERS UK provides a rating of 1 to 6 stars for building efficiency, looking at criteria across energy, water, waste, and indoor environment. Benchmarking against other similar buildings, it sets apart developments that bring exemplary operational energy use.

Engineering consultancy Max Fordham led the process for 11 Belgrave Road. Here are some of the key 5.5-star rating features that are being implemented:

  • The building is fully electric, setting a new standard for operational carbon
  • 350m2 of high efficiency Photovoltaic solar panels on the roof will reduce CO2 emissions by 35% and supply renewable energy for the building
  • Domestic hot water is supplied from a water sourced heat pump and a calorifier with electric immersion heaters – these recover heat from the ambient loop
  • Each air-source heat pump operates under its internal controls to maintain the heating or cooling flow set point (18°C/25°C)
  • A comprehensive rating achievement plan sets a process for the commissioning and handover and aftercare of the project to ensure that the building is operated in accordance with the design parameters

NABERS UK is based on impact rather than intent, with a goal of closing the gap between the design stage and in-use operational performance. It’s a rating that recognises the huge benefits of a life-cycle focused approach both for reducing environmental and energy costs, by 30-40% in many cases.
