As a new net zero carbon workplace, 11 Belgrave Road has combined a keen focus on sustainability with one on the health and wellbeing of the building’s future occupiers. It is one of only six buildings to achieve WELL Pre-certification, targeting WELL Platinum certification upon completion.
The return on investment of a healthy building is compelling. A report from the International WELL Building Institute (IWBI), which runs the WELL Standard, shows lower employee absenteeism and turnover, as well as better ESG performance overall. The World Green Building Council has also demonstrated benefits in terms of employee retention as well as satisfaction and productivity.
When designing 11 Belgrave we wanted to promote wellbeing at every level. The scheme combines beautiful architecture with exceptional occupier experience, providing the highest quality, flexible workspaces. Spacious terraces and the stand-out private garden provide areas for outdoor working, relaxation and events in an immersive, natural habitat to cultivate a healthy, productive place to work.
Inside, there is a focus on comfort, with lots of natural light, smart controls for heating and cooling as well as excellent indoor air quality. Two filtered waterpoints on every floor give occupants easy access and visual cues to drink water throughout the day. The colour temperature of the lights throughout the building mimic the natural dynamics of daylight.
There has been a sharp rise in the demand for WELL Certification in the UK office sector, but there are still very few WELL Platinum certified buildings that create such a robust and holistic approach to supporting occupant well-being. This project will be a leader in its asset class.
